Is it time to start designing buildings around data and not just technology?

“Smart Building” has become one of the most overused terms in our industry.

For years we’ve filled buildings with technology including sensors, systems and software platforms. Somehow “more technology” became synonymous with “more intelligence”.

But in reality it hasn’t delivered.

Thats because real intelligence isn’t in the technology. Its in the data.

The reality is that data has always existed in the built environment but it has evolved so rapidly in its form, volume, and how we use it

– from core control systems such as BMS

– to dashboards and reporting

– to advanced analytics

– to AI

But here’s the problem. We’re still not designing buildings to use data.

A truly data driven building is designed around the data lifecycle

– how data is generated and collected

– how it’s structured, governed and managed

- how it can be analysed

– how it drives decisions and outcomes

In many ways this isn’t new. It reflects established data management principles.

We just haven’t fully applied them to the built environment.

Because a building isn’t smart just because it has technology.

It’s only smart if its data is intentional, connected, and used to drive real outcomes.

So is it time we started designing buildings around data and not just technology?
